Introduction

This 1860 converted barn is positioned on the edge of the historic village of Monkton Farleigh, with panoramic views of Salisbury Plane and The Westbury White Horse. We offer, located on the first floor, two en-suite double rooms, and a family suite. There is a banistered thirteen stair case without disabled assistance. There are also two steps to enter the house via the front door.

Pre Arrival

The village is located midway between Bradford-on-Avon and Bath, one mile from the A363. Access to Church Farm is clearly signed on approach to Monkton Farleigh on your right. Busses to the village are very limited. Taxi companies from Bath or B-on-A can be readily booked, relevant telephone numbers are displayed in all rooms. Pre booking is advised, especially in high season, 2/3 night bookings are preferred on Bank
holidays and at weekend.
Bookings can be made via e-mail or telephone. Bookings will require deposits equivilant to the first nights stay. Sorry, we do not accept any cards only cash or cheques. Cheques payable to Mrs. D. Tucker.

Arrival

Pre notice of your approximate arrival time would be appreciated. Arrival may be at any time of the day, either to leave you bags and collect your keys, or to have a cup of tea and await your room to be prepared, if arrival is early in the day.
There is ample parking at the front of the house under security lighting.
Unloading of your car can take place directly, one step away, outside the frontdoor.
We can offer assistance with carrying luggage.

Main Entrance Hall

The front door leads to the main entrance hall and stairs. The walls are decorated with a large quantity of farming memorabilia .The guests book and registration cards are located at the desk to your left. The breakfast room, guests lounge and large conservatory is located through the door also to your left. In front is the main stairs(carpeted) to the first floor bedrooms and guests bathroom. To the right in the hall is a desk with flyers from local tourist attractions, and a door leading to the owners private rooms and office.

Guest Accommodation

The dinning/breakfast room, located off the entrance hall, has a central large table, seating six people, also two smaller tables seating two people each. The large adjoining lounge is for guests use at any time, provides two sofas and an arm chair which seats at least six people. There is a television with a DVD/video player. There is a cassette system available on request. Through the French windows is the newly added conservatory which will provide a most spectacular setting the long summer evenings or for breakfasts.

Bedrooms

All bedrooms are carpeted.
All en-suite bathrooms are fitted with large showers and have tilled floors, with white toilet and sink suites.
The separate bathroom has facilities which may suit the more mature person with a bath with handles.
All bedrooms doors have leaver type door handles for easier operation.
All bedrooms doors have a key lock, and an inside small bolt lock.
All rooms have colour televisions, with remote control.
All rooms have clock/radio alarms and hairdryers.
Tea, coffee, hot chocolate, biscuites and bottled water are provided for your comfort.
Additional sheets, blankets or pillows are available on request. The beds are normally made up using synthetic duvets and pillows, if you cannot use feather
duvets or pillows please inform us.
Extra heaters are available on request.
All rooms have clothes hanging facilities, seating and dressing tables.
Helpful guests information is posted in all rooms on the inside of the bedroom doors.

Bedroom 1

Bedroom one is situated at the end of the landing to the left at the top of the stairs. This room has a 6ft /6ft 6ins double bed, which can be split into two singles, for a twin bedded situation. The adjoining room has adult sized bunk beds ,3ft/6ft 6ins top and bottom with its own sink and hospitality tray. The bathroom is en-suite and consist of a large shower unite 1200mm/900mm, white sink and toilet suite. The combination of these rooms provide a spacious family suite. The bedrooms have thermostatically controlled radiators with timed operation. The ensuite shower has a heated towel rail which also heats the room.

Room 2

Bedroom two is next to bedroom one to the left at the top of the stairs. The room has a 4ft6ins/6ft 6ins double bed. The en-suite has a shower, toilet and sink. Radiators in the bedroom and bathroom are thermostatically controlled.

Bedroom 3

Bedroom three is on the right at the end of the passage directly opposite the top of the stairs. This room has a 4ft6ins/6ft 6ins double bed and thermostatically controlled radiator with timed operation. The en-suite has a 900x900mm shower with toilet and sink with a heated towel rails.

Gardens

The garden has a large lawn surrounded by established trees and shrub beds. The lawn is large enough and flat enough(if Mr Mole keeps his distance) for games of croquet, boules and similar.
There is a heated outdoor swimming pool 32ft x16ft , 8ft max depth to 3ft shallow end available for guest’s use on request. There is ample seating and shaded/secluded areas for guests to sit , read or just
contemplate. Access to the gardens is either out of the front door bear right or through the lounge and
conservatory. On clear days the views of the Salisbury plane are stunning.
The garden is in a position to appreciate 12hrs of uninterrupted continuous sunshine in the
summer months.

Additional Information.

All bedrooms have ½ hour fire doors.
The central section of the house is isolated by ½ hour fire doors to all accesses.
There is a central fire alarm system protected by armoured fire resistant cabling, with sensors on all floors.
The alarm is a very loud claxon, (which sounds like a police car in the hall).
There are manual smash and press fire buttons located 1 by private door on ground floor in the entrance hall. 2 directly opposite the top of the stairs on the first floor.
